It is the closest natural beach to Belize City and about 6 miles to the Port Authority of Belize. One can go to San Pedro, Caye Caulker and other Islands and the Great Barrier Reef from the property. There is excellent fishing in the Sibun River and surrounding areas.

Utilities and infrastructure have yet to be developed on the property. Diesel or wind generators and / or solar panels could supply electricity.
